We assist Home Owners Associations (HOA's) by returning non-performing interval inventory to a performing, fee paying status, therefore making each owners contribution to the total Development's costs Less.

Many HOA's find themselves with foreclosed inventory which draw no annual fees. This situation makes it necessary for the HOA to assess the other owners to cover the non-performing inventory's portion of the HOA costs.

Assessments often cause more owners to stop paying HOA fees and give up or "Deed Back" their ownership to the HOA, which in turns causes higher assessments to the ownership the next year. This cycle can cause a serious financial hardship on the development and if the situation goes unchecked, for even a short amount of time, the outcome can be disastrous.

The obvious answer, is to sell as many intervals as quickly as possible to stop this cycle. Most HOA's do not want to be involved with the aggressive sales process, because of the added costs and administration headaches, not to mention the salespeople who exert unwanted trauma on the Owners, Guests and Staff. Instead of using salespeople, some HOA's offer returned weeks at greatly reduced prices to their existing owners and the general public through a newsletter, without realizing they are damaging the resale value for existing owners , as well as making a mockery of their original purchase price. The offer itself can be another reason owners give back their ownership, due to the fact they feel cheated by paying so much more originally.

We will sell your foreclosed intervals, to provide the Resort with the maximum number of new owners and annual fees potential. Because we sell offsite, we will not impact the development or traumatize the Ownership and Guests of the Resort. The only cost to the resort for our efforts will be totally administrative, the recording of new owners.
